According to the American Wind Energy Association, over a quarter of in-state energy in Kansas is produced through wind power. In terms of installed generating capacity by wind turbines on land throughout the state, Kansas is the sixth-largest in the country. This 152-acre multi-use parcel in Coffey County, Kansas, presents an opportunity to add to the existing count of almost 2,200 turbines in the state.

The listing’s sales materials state that wind turbines on adjacent plots produce an estimated $900-$1,300 per windmill in annual payments for local farmers. Nationwide, according to to the American Wind Energy Association, wind projects deliver $222 million in annual land lease payments to farmers and local landowners.

The 152-acre tract sits in the middle of Kansas’ Waverly Wind Farm Project, an initiative with the support of almost 150 local landowners who benefit from long-term lease and easement options that cover turbines, access roads, and transmission corridors. The project’s current 199-megawatt installed capacity generates enough energy to power approximately 55,000 homes with clean energy each year.


In addition to income-producing potential from wind-farm activities, the land here can be used for crop and livestock farming. Almost half the acreage is pastureland, and features three ponds and a creek as plentiful water sources. The soil here comprises Summit, Aliceville and Verdigris soil types.


Located almost smack-dab in the middle of the country, the acreage is close to the tiny town of Waverly (population: 592). Kansas City is about 80 miles northeast from here. The epitome of a small Midwest farming community, Waverly celebrates its early Ohio settler heritage with its Ohio Days festival each summer. Several area reservoirs and lakes provide fishing opportunities, as well as amenities for activities like camping, hiking and biking.
