Broker of the Week: King Land & Water Sells Biologically-Diverse 2,082-Acre Texas Ranch

Congratulations to King Land & Water, LLC for their sale this week of 2,082-acre South Cauthorn Ranch in Val Verde County, Texas. The $1.2 million sale occurred on May 1, 2018, and was recorded through the Lands of America Comparable Sales program.

South Cauthorn Ranch and the surrounding landscape are part of the Devils River Basin, a biologically diverse watershed surrounding the most pristine river in the state. This area is situated at the convergence of three distinct eco-regions in Texas: Hill Country to the east, the Chihuahuan Desert to the west and the subtropical Tamaulipan brushlands to the south, creating one of the most unique wildlife habitats in the state.

The ranch and some of its larger surrounding neighbors are protected by conservation easements held by The Nature Conservancy, which preserve the natural beauty and wildlife of this rare landscape while allowing recreation and limited development.

A short drive south to Bakers Crossing on the Devils River makes the ranch an excellent access point for recreation on the river. The gin-clear cool waters of the river make for extraordinary kayaking, fishing, camping and swimming, all the way downriver to Devils River State Natural Area.

Situated in southwestern Texas, Val Verde offers a landscape of rolling hills, deep canyons and seasonal creeks. Typical of an area that sits atop the limestone-formed Edwards Plateau, the habitat here is ideal for large populations of whitetail deer, Aoudad, turkey, quail, dove and other varmints.
