When browsing through rural properties and land listings, some really stand out and catch your attention. Having a really great property doesn’t necessarily ensure a lot of quality leads either. “How do I make a great listing, and maximize interest?” you may be asking. Well, here are the top five tips to get your listing noticed:

1. Include great photography

This is a must for any great property listing. Having beautiful images of the property, highlighting the strengths and features will catch a buyers eye from the initial search all the way through initiating contact. Professional photography is the way to go, but if it is not in your budget, follow these tips to get the best images you can:

2. Give your listing an interesting title

Next to your best property photo should be a headline that compliments. No need to get fancy, or try and fit it all in, your title should summarize the property in one sentence. Put your newspaper editor hat on and boil it down, only leave out the who, why, and when and focus on the what and where.

3. Complete all the information on your property listing

Make sure your property listings are in order and complete. Missing information, incorrect details, and an incomplete listing can restrict your property from being found, or taken seriously. Most buyers utilize a filtered search, and if your property is missing information, it could be excluded from the search altogether. Similarly with incorrect information, buyers searching for properties like yours won’t see it, and you may end up showing up in results buyers don’t want to see.

Credibility is very important on the internet in this day and age, and if your listing is missing information, it may not be taken as seriously. Slim details, short descriptions, a lack of photographs or maps all raise flags with buyers, and they will be less likely to contact you.

An incomplete listing can restrict your property from being found, or taken seriously.

4. Showcase your brand

This should seem obvious, but many sellers leave out their own details. Treat all of your information as a ‘brand’, even if you are not. The more your name, logo, and photograph are seen, the more comfortable buyer will be contacting you. Encourage trust and establish a personal connection by including your photo along with your brand logo. Having a portrait photo creates a connection and allows a relationship with the buyer to begin before they even contact you.

Be sure to upload your logo to strengthen brand recognition. The more people see your logo (on properties for sale and sold), the more they begin to trust your brand and associate it with success. Working in tandem, your portrait and logo can begin to develop positive associations and foster trust and “relatability.” With these tools in place, buyers familiar with you or your brand will be enticed to click on your properties.

5. Make sure your listing can be seen by buyers looking for land

tips for your listing

Where your listing shows up has a lot to do with how many people see it. This doesn’t mean you need spend a ton of money for the top spot, but you should be aware of where your listing is and how it is performing. Monitor your property views and statistics in your seller admin to see if your listing is getting seen. Try contacting your Lands of America sales manager, more often than not, they can spot an opportunity or recommend a strategy that works within your budget to get your property sold!
