322 E North Avenue, Trinidad, CO 81082 - Las Animas County

Just over a half-acre in Town on the North side. The corner lot between North Ave and Goddard Ave and San Luis Ave. The property is currently zoned as low density residential. It could either be split up into four parcels with the maximum four residential units under the current LDR zoning or be rezoned to MDR (5 units) or HDR (13 units). If kept to four units and the current zoning, each residence would require two of the lots to meet the 6,000 SF minimum and the homes would need to face east towards San Luis Ave. If rezoned, it would need to go through the Pre-Application Review Process and then the Rezoning Review if approved. This would require putting together a complete development application and taking it before the Planning Commission to obtain a recommendation of approval to City Council, who would take the final action.
