* Property Location: 2 miles North of Harvard on L Road.

Part of the Southeast Quarter of Section Twenty-two (22) and Part of the West Half of Section Twenty-three (23), Township Eight North, Range Seven West of the 6th P.M., Clay County, Nebraska. (107.82 acres /-).

This is a gravity irrigated farm located just 2 mile north of Harvard, Nebraska. It is served by an 8" well and there is underground piping to transfer water to parts of the farm. The farm currently is being served by 2 pivot systems that are not included in the sale. (The tenant owns those systems and may be able to be purchased by the buyer of the property.

The land is level and the soil types are consistent with the area and well adapted to crops grown locally. There are excellent underground water supplies to operate the irrigation system.

A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before April 16 by cash, certified funds or a direct wire transfer to the closing agent. The sellers will deliver a title insurance to the buyer at closing indicating marketable title vested in the name of the seller. Cost of title insurance will be paid equally by the buyer and seller.
