Description

This is some of the most beautiful land in southwest Kansas! It lays nearly perfect and has good access via roads and trails. The property has a strong history of consistent productivity. The property will be offered at auction in four individual tracts, with no combinations permitted. Tract 1 is the Southwest Quarter of Section 18-21-31; Tract 2 is the North Half of Section 13-21-32; Tract 3 is the South Half of Section 7-21-31; and Tract 4 is the East Half of Section 12-21-32. The land is conveniently located—please refer to the map for directions, as property signs will be posted. Auction procedures and bidding increments will be determined by the auction company.

Terms of sale require a 10% down payment on the day of the auction, with the remaining balance due on or before March 4, 2026, or upon such terms as may be acceptable to the Seller. Personal or corporate checks are acceptable for the down payment, with final payment to be made in certified funds. All funds will be held by a designated title and escrow company. Bidding is not contingent upon financing, and any necessary financing must be secured prior to the auction. Announcements made on the day of sale shall take precedence over all printed or previously stated information.

Buyers will receive the landlord’s one-third share of the 2026 wheat crop. Any future FSA payments will follow the crops and be paid in accordance with FSA regulations; refer to the provided chart for FSA base acres and yields. All of the Seller’s mineral interests will transfer to the Buyer at closing. Closing will occur on or before March 4, 2026, with possession granted at closing on open acres and subject to tenant rights on planted wheat acres. The Seller will pay real estate taxes for 2025 and prior years, with 2026 taxes prorated to the date of closing. Refer to the provided chart on sale bill for 2025 tax amounts.
