Briscoe County, Texas Ranch

Location: The West Ranch is located east of Silverton, Texas, only 1.5 hours from Amarillo or Lubbock.

Acres: 1,120 Acres, more or less

Terrain: The terrain on the ranch is extremely scenic and diverse. Elevations range from around 2,700-3,200 feet. This ranch offers some of the most breathtaking views of the Caprock Escarpment to be found anywhere. There are three cultivated fields on top of the Caprock totalling approximately 60 acres, generally planted to wheat for wildlife and cattle. A major portion of the ranch consists of large, deep canyons. This country is considered to be as rugged as anywhere in the state.

Water: The ranch is watered by a windmill located on top of the Caprock. Additionally, Mexican Creek, a seasonal creek runs through the canyon country. There is a spring located in the bottom of the canyon.

Access: The ranch has approximately a mile of frontage on State Highway 256, and access to the ranch is provided by a graded county roads.

Hunting/Recreation: Hunting in this area is widely known as being outstanding. Mule deer, aoudad sheep, quail, turkey and feral hogs are all common. The ranch joins Caprock Canyons State Park, which contains over 15,000 acres and does not allow hunting. Three wheat fields on the ranch draw wildlife from the safe confines of the park.

Price: $800.00 per acre

Remarks: The seller is reserving 1/8th of the wind energy rights on the ranch, but, the buyer will participate in 7/8ths of the wind energy rights on 1,280 acres. This is further outlined in the color brochure below.
