Currently, seven pivot irrigation systems covering over 800 acres make this farm ready for any desired use. There is one 125-acre circle, four 128-acre circles, one 135-acre circle, and one 30 acre circle. Two irrigation wells rated at 1,000 gpm each are currently in use. The front well was drilled in 2017 with the back well being drilled in 1999.

There is 3 phase electricity throughout the property supplying power to the irrigation wells and six of the seven pivots. One small 30-acre pivot runs off a diesel generator.

Crops currently in the planting rotation are corn, cotton, wheat, and peanuts. Hay production and turfgrass production are equally viable options. Cross fencing and a very nice set of working pens allows for the current owner to raise cattle as well.

A portion of the property may lie within the 100 yr. flood plain.
