Location: 3 miles north of Ritter, Or., 27 miles north of Long Creek, Or., and 74 miles

South of Pendleton, Or.

Water: This property has mile of Eight Mile Creek running through it. This creek is

large enough to have steelhead spawn in it and the owner catches 12 trout.

There are many springs here that could be made into large ponds. There is a

fairly large pond built already. The house well is 30 gpm and has a pipe that

runs to the alfalfa field.

Elevation: 3200-3600

Timber: There is scattered pine, fir, and juniper over the property. Most of the Eight

Mile Creek is timbered to the creek itself.

Climate: The climate at this piece is moderate. You will get snow in the winter depending

on the year. Usually at this elevation the snow will not be great. Rainfall will be

in the 12-16 category. Summers will be moderate with low humidity except

when thunderstorms come through and they only last a couple of hours at the

most. Rain will come with them which does a pretty good job of greening this

up in late summer.

Wildlife: This is a well known deer and elk area. There is very steep BLM land to the

north of this piece which makes a great undisturbed area for them. There will

always be animals here because of that BLM land that has terrible access.

The owner has harvested deer and elk on the property. He has a pipe going to

a dryland alfalfa field which when he is here he irrigates it. That field is like a

green magnet to elk and deer. There are a lot of turkeys on the property and

they are usually there year round. The whole Eight Mile drainage has an

amazing amount of elk, deer, and turkeys.

Improvements:

The owners purchased a manufactured home in 2006 and put it on the property. It is a 3 bedroom, 2 bath and very nice. The owners have rarely been there to use it since they purchased it (6 times) and is in excellent shape. It is over 1700 sq. ft. and has a very nice deck on the front that gives huge views to the north, west and east to the alfalfa field.

General Observations: This recreational property is easily accessed from Highway #395

by going west on Ritter turnoff. It is in Grant County where the

county is not in an adversarial position with you(amazing!). The

creek is very nice, shaded, and timbered. There are old fields

that could be turned into dryland alfalfa. They were in grain

years before. You are high enough that there are some very nice

views from here detailing the breaks of the middle fork of the

John Day River. Grant County is a conservative county with folks

being in somewhat of a culture of long ago, which is great. It is

secluded here and especially on this ranch. By the way, it is

fenced. You will find there is no noise except elk bugling in the

fall and turkeys gobbling. This is a very, very nice ranch at an

extremely inviting price.
