Mosher Real Estate

The Mosher Farm consists of two tracts. Tract 1 is the Mosher Residence and farmstead which consists of the residence, shop, cattle building and former milking parlor. This tract also includes a cement silo, two government bins and open front building. This tract sits on 10 +/- acres. This tract will be sold by the total price.

Tract 2 consists of 111 acres, primarily tillable farm ground. The balance acreage consists of a small pond, wooded draws and fencerows. This tract also offers a machine shed and two modern grain bins. Current tillable acres are unavailable due to the government shutdown of the USDA FSA Offices. This tract will be sold on a per acre basis.

The Mosher Farmstead Tract 1

The Mosher Farmstead sits down a private lane off S. 2500 Road in Blue Mound Township, in Vernon County. As you enter the private lane you will notice the ranch style residence is surrounded by large oak, maple and ash trees. These trees provide wonderful shade in the warmer seasons.

As you pull up to the residence that was built in 1980, you will see it is clad in vinyl siding and a metal roof that was installed six years ago. The home features tip out windows with cranks.

The footprint of this ranch style home is 30’ x 66’ with a 30’ x 48’ poured basement. The garage is 30’ x 18’ and features a 10’ x 7’ garage door.

Once you enter the front door of the residence you will see a spacious living room and dining room. Off the dining room is an eat in kitchen with white cabinets and appliances. The appliances in the kitchen include a Maytag stainless steel French door refrigerator with ice and water in the door, a Whirlpool stainless steel electric flattop range, LG cabinet mounted microwave, and a Maytag dishwasher.

Off the kitchen there is a spacious office with views to the backyard. Opposite the office is a laundry room with closet and half bath.

The property features two bedrooms upstairs. A full bath that has private access from the master bedroom.

Throughout the kitchen, dining room, laundry room and office you will find laminated flooring. The rest of the upstairs features carpet.

As you make your way downstairs you will find a family room, two bedrooms with egress windows and full bathroom. Downstairs also hosts an unfinished storage room and mechanical room. The mechanical room hosts a Payne forced air gas furnace with central air conditioning which is approximately ten years old. This furnace is LP gas and has a tank in the yard that is leased from MFA. A Rheem 50-gallon water heater that was installed in 2014 and a whole house water filtration system.

The basement has a drain in the floor of the mechanical room. Seller states the basement is dry, but due to an unfortunate circumstance, a few years ago, water intruded through an egress window. This was due to the downspouts flooding the egress window. This was rectified outside the residence, and a service company was hired to mitigate the damage. The damaged drywall, insulation and paneling were removed by the service company. The repairs to the drywall, etc. that were removed from the basement have not been completed, however, they are currently working on completing those renovations now.

The home is serviced by Sac Osage electric, internet, and CPWSD Dist. 1 Rural Water. The home has a 200-amp service.

Due north of the residence is the Mosher Shop which is 54’ x 84’. On the south end of the shop is a concrete pad 54’ x 48’. The north and south doors are 26’ wide and 14’ to the eve. The east door is 23’ and 12’ to the eve. The shop has 220v electric service.

South of the residence is a cattle shed that is currently used for machinery storage and a milking parlor that is used for storage.

The Mosher Farmland Tract 2

The Mosher Farmland is a 111 acres of primarily tillable ground, with the balance being wooded draws and fencelines. It also has a small pond on the property. A bonus feature of this tract is two 23,700-bushel grain bins. These bins have aeration floors, fans and 8” draw augers. There is also a sweep auger for each bin. The bins are 7 rings and 36’ in diameter.

This tract also sells with a 68’ x 72’ machine shed. The shed has four doors and the eves are 13’. This shed has 220v electric service.
