This ranch is being sold to settle an estate. It has been used for cattle ranching for many, many years. The property dimensions are basically one mile north-south along Highway 6 and two miles east-west. Survey describes the property as a total of 1,284.1 acres. Property has two stock tanks and a wet weather creek.

The fencing is in excellent condition. The south boundary is a 5-strand barbed wire plus a high fence. The west (Highway) fence is 5-strand as well and the north and east fences are 4-strand.

As photos taken in September of 2014 show, the pastures are are not over grazed and are in great condition. The tanks are in great shape. Sheep Creek, a wet weather creek, runs through the property.
