Good soils which consist of mostly Estacado and Olton Clay Loam soils provide for a mostly level topography. The property is located 5.9 miles south of Dimmitt on Hwy. 385 thence 1 mile west on CR 620 to the southeast corner of the property. Access is provided by CR 620 on the south and CR 513 on the east side. Irrigation equipment includes two mile center pivot sprinklers. The north sprinkler is a 1997 Model 8000 Valley Sprinkler System, and the south system is a 2018 Zimmatic Sprinkler System. Both are nozzled for 1,000 gpm running one pivot at a time. Irrigation water is provided by 11 wells (10 wells equipped with submersible electric motors and pumps and one well equipped with a turbine pump and an electric motor). There is an additional well that does not have a pump in the hole (condition unknown). There are six miles of five-strand barbed wire perimeter fencing with steel and cedar post that is in good condition. The property has good access being just a mile off US 385 and is also located in close proximity to several dairies and feedyards. This is an excellent area for forage crops, corn, grain sorghum, wheat and cotton.
