Tract 1: The E NE 6-4-5, Barnes Township, Washington County, Kansas

This farm, 76 acres, more or less, consists of 60 acres terraced cropland, now enrolled in the CRP, with the balance being waterways and timber. There is an excellent stand of native warm season grass.

The annual CRP payment is $2,713. The contract expires on 09/30/13. The 2011 taxes are $514.34.

Tract 2: 58 acres in the W NW 5-4-5, Barnes Township, Washington County, Ks.

This farm, 58 acres, more or less, consists of 30.6 acres gently to moderately sloping cropland in 2 fields, with the balance of the farm being native grass pasture, and 2 acres waterways. This farm is located across the road east of Tract 1.

The FSA bases and yields are 13.4 acres wheat, 40 bushels; 24.1 acres milo, 64 bushels. The 2011 taxes are $372.11.

These farms are located 1 miles west of Barnes on K-9, then 2 miles north. This is the intersection of Yankee Road and 12th Road. The old Maplewood School sits across the road north.

Terms: Ten (10) percent down, the balance due in 30 days. Possession will be given at closing, except possession of the waterways will be after the hay is put up. The CRP payment will be pro-rated to the date of closing.
