41.8 acres and improvements in Montgomery County, MO offered in two tracts, just north of Jonesburg, MO and minutes from the I-70 Jonesburg intersection.

TRACT 1 consists of 38.8 acres of which according to the Montgomery County FSA Office 33.3 acres are tillable farmland and currently in soybeans and corn. The balance is in a grass/wooded draw that runs down the middle, a narrow strip of woods in the northwest corner, and a pond. This tract has Hwy. E frontage along the east side and Van Horn Road runs down the south side.

There is currently a farm tenant on the farmland, and the sale of the Hildebrandt property will be sold subject to his 2017 crop rights, he will vacate the farm at the end of this crop year and the new buyer(s) will get all possession rights for the 2018 crop year and on.

TRACT 2 is the Hildebrandt homestead and consist of 3 acres, the house and other improvements. This tract has access from and frontage all along the east side on Hwy. E and surrounded by Tract 1 on the other 3 sides. The house is a 1,137 sq. ft. single story, frame structure that was occupied by Mary until just recently, it has 2 bedrooms, one full bath, living room, and up-dated kitchen, with wooden cabinets, Formica rolled front counter tops with 4 back splash, SS double sink, and linoleum flooring. In addition we will be leaving the built-in microwave oven and Whirlpool 4-burner electric cook stove. The main floor of the house also has an enclosed back porch that accesses out onto the wooden back deck. The house has a full concrete block basement, with a washer/dryer hook-up, brick flue with a kerosene heating stove, and kitchenette for canning and Family gatherings. The house has water from a deep well, and a backyard cistern, both have pressure tanks in the basement, there is also a water softener in the basement, and original septic system. The home has a year old high efficacy Aire-Flo LPG forced air furnace, and central air conditioning, with a programmable thermostat, a LPG hot water heater, and ceiling fans. Mary had just had a new analog antenna installed so she could get local TV channels. The exterior of the house has vinyl siding, a 2 year old shingle roof, aluminum storm windows with individual metal awnings over each one, and a handicap accessible ramp up to the back deck.

The propane tank is being leased from Service & Supply Coop. at Bellflower, MO and the new buyer can continue a lease with them.

Other improvements on Tract Two include a very functional two-car detached garage with outside doors and two 7 X 9 overhead doors ( one with electric opener) a small but usable Behlen metal grain bin, and other outbuilding that the Hildebrandt used for machine storage and livestock production.

The house has an asphalt driveway and a beautiful mature yard with lots of trees and scrubs.

Terms and conditions: 10% down day of auction at the conclusion of the bidding process, balance due and possession given at closing in 45 days or less, the seller will pay all the 2017 property taxes and retain all the 2017 farm income. Buyer to pay for the title insurance premium.

We will sell Tract One first on a per acre basis, then sell Tract Two in the whole, if a bidder wants to buy and individual tract they will have that opportunity, and if a bidder wants to own both tracts they will have to win the bid twice.
