NORTH POWDER CROP FARM

LOCATION: This farm is situated about 2.25 hours from Boise, Idaho. It is located in

the Baker Valley, directly west of the town of North Powder, Oregon, on a paved,

county road. It has great access to town of North Powder, Oregon, as well as schools

and shopping.

SIZE: The owner reports that there are about 1,367.67+/- deeded acres.

IRRIGATION: About 1,267+/- acres are irrigable. There are 10 irrigation pivots with

a GRAVITY PRESSURE pipeline, FULL SEASON water, and low energy costs.

WATER RIGHTS: The farm has full season water with a storage right for 717 acre-

feet in Wolf Creek Reservoir, 300 acre-feet in Pilcher Creek Reservoir, and free flow

water from Anthony Creek that usually lasts through July.

SOILS / CROPS: According to the owner, soils are silt loam soils. Currently it is

estimated that there are about 1,005 acres of established peppermint with a 90,000

lb peppermint contract through 2005. There are 132+/- certified organic acres

planted in wheat on irrigated circle corners. This farm may be ideal for a certified

SEED POTATO FARM due to its freight advantages relative to the Columbia Basin.

BUILDINGS: There are many buildings on this farm, including:

Office building: Recently remodeled 678 Square-foot office containing two private

offices, a half bath, reception area, and double entry.

Quonset Shop: 2400 square-foot insulated Quonset has a partial mezzanine for

storage.

Truck scale: weigh building and 30-ton Murphy Cardinal truck scale located on the

south side of the shop with a 25’ concrete platform.

Quonset storage building: 576 square-feet used for oil and supply storage. Frame

storage building: 450 square-foot wood-framed building used for chemical and

irrigation parts storage.

Grain bins: There are four Stormor 16,000-bushel grain bins, two Butler 25,000-

bushel grain bins and one Butler 1000-bushel seed bin. Potato cellar: 10,800

square-feet with 66,000 cwt storage capacity for Russet potatoes. There is

equipment access on each end of the building. Potato storage and packaging

facility: 12,800 square-foot building divided into 6120 square-foot bin storage, a

440 square-foot fan room, a 1260 square-foot refrigeration room, and a 4980

square-foot packing facility. The facility also includes a processing line.

Mint Still: Includes 1800 square-foot building divided into two rooms; one for the

boiler (400HP Cleaver Brooks low pressure boiler with feed tank, boiler feed pump

and chemical pump) and one for the distilling room. This facility also includes

10,0000 gallon underground wastewater tank with 25 HP high-pressure pump.

Manufactured home: 924 Square-foot dwelling including a living room, kitchen/

dining room, utility room, three bedrooms, one bath, and fenced yard.

IMPROVEMENTS: Some of the numerous improvements include a 10-stall mint still,

a bulk potato storage, and a potato bin storage with packing facility and

refrigeration room. There is also one improved home site on the main farm tract

with a manufactured dwelling that is served by a domestic well and septic system.
