TRACT 1

The NE 30-2-4, except 7 acres in the farmstead

153 acres, more or less, with 135 acres cropland, all Crete gently sloping and moderately sloping productive soils. The rest of the farm is waterways and a small pasture, which is located along the north road and west of the farmstead. There are about 60 acres planted to wheat. 2016 taxes: $2,576.40.

The northeast corner of the farm is the corner of 20th Road and Sunflower Road.

TRACT 2

The W NW 29-2-4

80 acres, more or less, consisting of 64 acres cropland, mostly gently sloping Crete soils, with some Crete and Morrill moderately sloping soils, and a few acres Muir bottom land. There are about 4 acres waterways, with the rest of the farm being timber and abandoned railroad right of way in the southeast corner. All of the cropland is planted to wheat. 2016 taxes: $1,167.51.

The northwest corner of the farm is the corner of 20th Road and Sunflower Road.

TRACT 3

The NW 31-2-4

138 acres, more or less, with 113 acres cropland, mostly Crete gently sloping soils, with some Morrill and Crete moderately sloping soils on the upland and Hobbs silt loam in the north bottom. The rest of the farm is timber, draws, creek, and waterways. This farm is all wheat stubble. 2016 taxes: $2,147.80. The northwest corner of the farm is the corner of 19th Road and Rainbow Road. This is the south farm.

TRACT 4

The west (cropland) part of the SW 30-2-4

74 acres, more or less, with 66 acres cropland, the balance being waterways. The cropland is Crete gently sloping soils, with some Morrill and Longford moderately sloping land. 2016 taxes: $1,161.00. All of the cropland is planted to wheat. The southwest corner of the farm is the corner of 19th Road and Rainbow Road.

TRACT 5

The east (timbered pasture) part of the SW 30-2-4

62 acres, more or less. This tract is pasture that has overgrown with brush and trees of all kinds, and has turned into an excellent wildlife/hunting/recreational tract. There are about five acres cropland along the west side. 2016 Taxes: $320.00.

All of the cropland on these farms has been well managed, with soil conservation practices established many years ago. The soybean ground has been planted to wheat. The buyers will receive the landlords 2/5 share of the wheat crop and pay for the landlords crop expenses. This years wheat ground will not be planted back to wheat. Tracts 1, 2, and 3 will be offered High Bidders Choice, by the acre. Tracts 4 and 5 will be offered separate and together and will be sold in the manner that brings the most money. The Sellers will reserve one-half of the mineral rights for five years.
