Tract #1 - 160.21 +/- Acres

Legal Description: SW/4 of Section 25, T3NR7E

This dryland tract has a total of 160 +/- acres, with 155 +/- acres of farmland and a balance of grass and roads. This tract is accessed by CR N0420. There is electricity along the county road and there are no boundary fences.

Tract #2 - 159.83 +/- Acres

Legal Description: SW/4 of Section 20, T2NR8E

This dryland tract has a total of 160 +/- acres, with 155 +/- cultivated acres and a balance of grass and roads. This tract is accessed by CR N0440 and there are no boundary fences.

Tract #3 - 320.42 +/- Acres

Legal Description: E/2 of Section 22, T2NR8E

There are approximately 250 acres of irrigated farmland and 70 acres of dryland in this tract. There are two irrigation wells, two generators, one gearhead, and two pivots. The Pivots (SN 65G3917359 and CR209C000AAPB) are both in good working order. There is a spare generator and a broken gearhead located in the barn on Tract #4. This tract is accessed by CR N0470.

Located approximately 1 1/2 miles west of Griggs, OK along CR E0280, this dryland tract has a total of 160 + acres, with 155 +/- acres of cultivated land. In the northwest corner of the tract, there is a 45 x 45 metal barn with a concrete floor and three grain bins. The largest bin holds 10,000 bu. and the two smaller bins each hold 5,000 bu. One of the smaller bins needs repair on the roof. This barn has electricity.

Tract #5 - 320 +/- Acres

Legal Description: S/2 of Section 36, T2NR8E

Located just south of E0280 along N0480, this 320 +/- acre tract has a total of 250 +/- irrigated acres and 70 +/- dryland acres. There are two Reinke Sprinklers (6650596-C13475 and 6650495-C12009) irrigating this tract. Tracts #5 and #6 are connected by a pipeline under county road N0490. It is the responsibility of the Buyer to disconnect this pipeline, if desired.

Located 1/2 mile south of Griggs, OK, along CR N0525, this 320 +/- acre tract contains approximately 250 +/- irrigated acres and the balance in dryland. There is one Reinke Sprinkler (66504595-C12010) and one Gifford-Hill Sprinkler (no serial number available). The irrigation well is believed to be in good working order, however, the pump has been pulled. The tube and shafting for the well need to be replaced. The pump has been rebuilt, and will convey with the property. There is electricity on the east side of this tract. Tract #6 is connected to Tract #5 by a pipeline under county road N0490. It is the responsibility of the Buyer to disconnect this pipeline, if desired. There is a spare gearhead for the well in the barn located on Tract #4.
