Auction will be held at the National Guard Armory in Concordia, Kansas

Legal Description: SW 9-7-3 Cloud Co. Kansas

General Description: 144.11 acres located on Highway 81 & Jade road (5 miles South of Concordia). The farm has 118 acres of cropland, with 114.74 broke, 3.26 acres waterways, 26.11 grass. Base acres are wheat 79.6 acres w/ 43 bu CC yield, grain sorghum 19.7 acres w/94 bu CC yield, soybean 17.7 acres w/24 bu CC yield, for a total base acres of 117.0 acres. Conservation system is being actively applied.

Possession: Possession of land planted to wheat will be after 2014 wheat harvest. Purchaser will receive 40% landlords share of 2014 wheat harvest. Purchaser will pay landlords share of expense on 2014 wheat. Possession of pasture will be Jan. 1, 2014. Seller pays 2013 taxes, purchaser pays all of 2014 taxes. 2012 taxes were $1,111.38.

Terms: 10% of purchase price as down payment day of auction, the balance will be due upon closing on or before December 31, 2013. Title insurance will be used, the cost will be split 50/50 between seller & purchaser. Escrow fees will be split 50/50 between seller & purchaser. Cloud Co. Title will act as escrow agent.
