DESCRIPTION: 145 +/- acres located at the North end of Cheney Lake. S 1/2 NE 1/4 80 acres is currently in CRP until 9/30/2020 with a rental rate of $36.50 per acre per year. 65 +/- acres to farm ground with a tree line surrounding the property. Tract A: 35 acres of cultivation, Tract B: 80 acres of CRP & 30 acres of cultivation, Tract A & B together as Tract C.

POSSESSION: Buyer will receive 1/3 of growing

cultivated crop and government payment. Buyer shall be responsible for 1/3 of the fertilizer, herbicide,

insecticide, and crop insurance fees. The 2015 CRP payment will be prorated to the FSA fiscal year.

Possession will be subject to tenants rights on

cultivated acres. Buyer shall receive possession of CRP at closing.

SOILS: Zellmont and Poxmash sandy loams, 0 to 3 percent slopes (Class 2) and Jamash-Piedmont clay loams, 1 to 3 percent slopes (Class 4).

TAXES: $ 600.94

MINERALS: Sellers mineral interest will be conveyed to Buyer.

METHOD OF SALE: Tract C, at the request of the family, will be sold first. Tract A & B will be sold separately. Which ever method brings the highest dollar amount is how it will be sold.

TERMS: Tract A: $5,000, Tract B: $15,000, Tract C: $20,000 earnest money day of auction, balance to be paid by cashiers check on or before January 4, 2015. The buyer and seller shall share equally in the title insurance premium and closing cost. Bidding is not contingent up financing. Financing, if necessary, needs to be arranged and approved prior to the auction. All announcements day of auction take precedence over all printed advertising and previously made oral statements.
