The Hopkins Tract (Listing #4814) and Tillman Tract (Listing # 4816) will be offered by lump sum sealed bid on Friday, March 26, 2021, at 10:00 a.m. Bids may be submitted for either or both tracts.

The Hopkins Tract (Listing #4815) is located one (1) mile west of Okolona and is described as SE of NW of SW, E of SW of SW, E of SW, NW of SE, Section 33, Township 8 South, Range 22 West, containing a total of 150 acres, more or less, Clark County, Arkansas (see attached maps).

Access is via woods road through adjoining Tillman Tract from Okolona Road. Easement along woods road will be conveyed if Tillman Tract is purchased by different buyer. Terrain is gently rolling with two (2) creeks. Site index for loblolly pine (base age 50) averages seventy-eight (78) feet on fine sandy and silty clay loam soils. Timber consists of recently thinned mature pine and scattered hardwood.

Based on inventory of merchantable timber on 150 Acres conducted by Kingwood Forestry in January, 2021, estimated tree counts and timber volumes are as follows*:

Pine Sawtimber: 4,610 Tons

Pine CNS: 558 Tons

Pine Pulpwood: 1,222 Tons

Pine Topwood: 1,478 Tons

Gum & Misc. Sawtimber: 199 Tons

Hardwood Pulpwood: 1,528 Tons

The Tillman Tract (Listing #4816) is located one (1) mile west of Okolona and is described as Part of E of NE, Section 33, Township 8 South, Range 22 West, containing 41.92 acres, more or less, Clark County, Arkansas (see attached maps).

Access is limited frontage on paved Okolona Road. This tract adjoins, and provides access to, the Hopkins Tract. Easement will be reserved along woods road accessing Hopkins Tract if sold to different buyer. Terrain is gently rolling with a small creek. Site index for loblolly pine (base age 50) averages seventy-eight (78) feet on fine sandy and silty clay loam soils. Timber consists of recently thinned 1993 pine plantation and scattered hardwood.

Based on inventory of merchantable timber on 38.5 acres conducted by Kingwood Forestry in January, 2021, estimated tree counts and timber volumes are as follows*:

Pine Sawtimber: 1,790 Tons

Pine CNS: 262 Tons

Pine Pulpwood: 283 Tons

Pine Topwood: 437 Tons

Hardwood Pulpwood: 162 Tons
