DIRECTIONS: From the intersection of Highway 22 and FM 219 on the west side of Cranfills Gap, go south 0.7 miles on FM 219 to Bosque County Road No. 4200. Turn right on CR 4200. In 0.2 miles road changes to Hamilton County Road No. 309. Continue 4.2 miles on CR 309 to ranch on south side of road.

DESCRIPTION: Great recreation property with rough draws, deep ravines, and over 120 feet of elevation change. The southern portion of the ranch sits atop a ridge providing gorgeous views of the surrounding area, possible building sites, and hunting blind locations to view the northern portion of the ranch below. Dense cedar and shin oak cover open into secluded fields, ready for food plot cultivation. Good hardwoods are scattered throughout, including live oak, post oak, spanish oak, and elm. A wet weather branch runs through the ranch providing water for wildlife and potential for a small lake.

WILDLIFE & HUNTING: Deer, hog, turkey, dove, and predator varmint are plentiful and habitat is ideal. Ranch has not been leased or hunted by owner regularly in several years, but has produced multiple 20 plus inch wide, 130 B&C bucks in past years.

FENCING: Fences along the south and east boundaries are in good to very good condition. There is an older fence along the county road on the north. Currently, there is no fence along the west boundary of the ranch and would need to be added upon sale. Owner would consider splitting cost of west boundary fence as it is contiguous with other property under family ownership.

MINERALS: 25% of owned minerals will convey along with executive leasing rights. Currently the minerals are not leased and there is no production on the ranch.
