There will be No Lease Proration. Lessee will have to right to the property for farming purposes only for the remainder of the lease. Possession to the acreage Tracts will be given at closing. The 7.18 Tract with house, outbuilding and bank barn is currently being rented on a month-to-month basis. Tenant will the right to live in the house until 30 days after closing. Auction Terms: Sold As-Is with no contingencies for inspections, financing or otherwise. Prospective bidders are strongly encouraged to arrange financing and conduct all desired inspections prior to auction day. A 10% Buyers Premium will be added to the final bid to establish the contract sale price. 10% of contract price is required down, per parcel, and is due day of auction payable to Lepi and Associate Trust. Down Payment can be in form of Cash, Personal Check, Bank Check or Business Check. Winning bidder to close within 30 days.

Buyers are responsibly for County Auditor Transfer Taxes ($3.00 per thousand), recording fees, deed preparation, and all other costs associated with closing.

Buyers are responsible for CAUV recoupment if not kept as agriculture land.

Seller is responsible for real estate tax prorate, mortgage releases, any surveying that may be required, and guarantees to convey a good and marketable title.
