The Evans-Wingfield Tract land sale will be offered by lump sum sealed bid on Friday, November 19, 2021, at 10:00 a.m.

Kingwood Forestry Services, Inc. has been authorized to manage the sale of the Evans-Wingfield Tract (Listing #4888) described as Part of SW Section 9; NE of SE, Section 8; all located in Township 9 South, Range 21 West, containing a total of 155 Acres, more or less, Clark County, Arkansas (see maps).

The tract is located within five (5) miles southeast of Okolona. Access is frontage on Highway 182, Southfork Road, and Dickerson Road. Utilities are available. Terrain is flat to gently rolling with Pruitt Creek and smaller creeks crossing the property and a few acres of inoperable bluff area. Site index for loblolly pine (base age 50) averages eighty-four (84) feet on fine sandy and silty clay loam soils. Timber consists of 92 acres of thinned 1998 pine plantation, 13 acres of 2012 pine plantation, and 45 acres of native timber / Streamside Management Zones. Balance of acreage is in road right-of-ways. Tract offers public road access to excellent hunting, potential immediate timber income, and possible homesite / campsite.

Based on inventory of merchantable timber on 137 acres conducted by Kingwood Forestry in November, 2020, estimated tree counts and timber volumes are as follows:

Pine Sawtimber: 5,290 Tons

Pine CNS: 1,394 Tons

Pine Pulpwood: 1,299 Tons

Pine Topwood: 1,391 Tons

Misc. Hardwood Sawtimber: 82 Tons

Hardwood Pulpwood: 631 Tons
