North side of American Avenue at South Tuolumne Avenue, 2 mi. NW of Tranquility, Tranquillity, CA 93668 - Fresno County

This 155.18 acres of wetlands has a conservation easement recorded by the NRCS. Property has recently been flooded with water through the TID Canal. Uses include a duck club or ponding basin for groundwater recharge. It is adjacent to the Mendota Pool located at the confluence of the San Joaquin River and Kings River in the western portion of the San Joaquin Valley. The pool is approximately 1,200 acres and redistributes water delivered by the Delta-Mendota Canal to canals that convey water for agricultural uses. The pool is a natural habitat for duck, geese and other game.

Irrigation water is provided by Tranquility Irrigation District. Water cost for 2017 is $58/ac.ft.

Seller has a 2 acre site on the southwest corner not encumbered by the conservation easement. Seller states that a well could be drilled to pump water into the adjacent Mendota Pool Canal and moved out of the district. No building improvements located on the property.
