This 157 +/- acres is located 4 miles south of intersection US 81/US 64 (4 Corners) west of Pond Creek, then 2 miles west; OR 1 mile north of the Grant County Line on US 81, & 2 miles west. According to the Grant County FSA there are approx. 108.6 acres of cropland with a full wheat base & a 37 bushel per acre yield. Principle soil types of the cultivated land are Kirkland silt loam, Kirkland-Pawhuska complex, Grainola silty clay loam, and Renfrow silty clay loam, all Class III; and Kingfisher silt loam, Class IV. The balance of the farm is in good grass pasture and 2 nice size ponds. Improvements include perimeter and pasture fences and a small set of wooden corrals. This farm will add nicely to your farming & ranching opportunities.

Legal Description: The SE/4 of Sec. 26, Twp. 25 N, R 7 W.I.M., Grant Co., OK LESS an approx. 3 acre tract in the SW/corner.

Minerals: An undivided ½ of the non- producing minerals in and to the above described will be offered after the surface. Currently no production.

Possession: Possession is to be given upon payment in full of the purchase price and transfer of title, subject to the existing lease which expires after the completion of the harvest of the presently growing 2009-2010 wheat crop or July 1, 2010, whichever is later.
