Directions: From the intersection of Hwy 64 and Hwy 38 in Jet go 1 mile north and mile west.

This is a good grain and cattle farmland and lays well. This tract of land consists of 160 acres. According to the Alfalfa County FSA, 154.47 Cropland acres with wheat base 125.3 acres with a 31 yield, Oats base 3.4 acres with a 32 yield, Grain Sorghum base 2.2 acres with a 39 yield, Barley base 6.0 acres with a 33 yield.

LEGAL DESCRIPTION: NW/4 SEC 5-25N-9 W.I.M., Alfalfa County, Ok.

TAXES: 2012 taxes were $345.55. The 2013 taxes will be prorated to the day of closing.

SOIL TYPES: Class III, Wisby sandy loam.

POSSESSION: Possession will be given upon signing the purchase contract and acceptance of the escrow deposit for the purpose of tilling the soil as is necessary for conserving moisture and for preparing for and planting a wheat crop. If for any reason this agreement does not close, the Seller shall pay the Buyer the customary rate as recommended by the O.S.U. Extension Service for any tilling or planting which Buyer may have done, and Buyer shall immediately relinquish possession to Seller and neither party shall be liable to the other for any further damages.
