According to the Garfield County F.S.A. there are approx. 117.86 acres of cropland with a 117.9 acre wheat base & a 45 bushel per acre yield. Principle soil types of the cultivated land are Pond Creek silt loam, Class I & Grant silt loams, Class II & III. Possession: Possession of the cropland is to be given upon payment in full of the purchase price and transfer of title, subject to the existing lease which expires after the completion of the harvest of the 2010-2011 wheat crop or July 1, 2011, whichever is later. Possession of the grass pasture is to be given upon payment in full of the purchase price and transfer of title, subject to the existing lease which expires August 1, 2011.The cash lease for the 2010-2011 crop year in the amount of $6,000.00 will transfer to the Buyer at the time of closing.
