This 160 +/- acre livestock/outdoor recreation sand farm is located from the intersection of U.S. 412 and S.H. 58 (the Ringwood Jct) 5 miles west on U.S. 412, then 3 miles north. It is situated on good county roads about 25 minutes to Enid, 5-10 minutes to Ringwood and Cleo Springs, and 15 minutes to Fairview. It is in an area with an abundant population of Whitetail deer, Rio Grande turkey, and predators; and there are several irrigated farms in the general area. According to the Major Co. F.S.A., there are approx. 82.68 acres of cropland with a 77.3 wheat base and 34 bushels per acre yield. Principal soil types of the cropland are Meno loamy fine sand Class III; Lovedale fine sandy loam Class II; and Nobscot fine sand Class IV.
