Property Note: Holen Construction, Inc is offering for Bid Sale their modern office, including all desks and furniture; their 2.800 sq. ft shop with offices, and shop equipment; a 104 acre gravel pit near Denhoff and a rock pit near Sheyenne, ND.
Parcel 1 & 2 - Office/Shop
Holen Construction’s office and shop is located on 19 acres on the west edge of McClusky, right next to a café and bar and the McClusky Motel.
Jay and Scott Holen are looking to sell their office with all the desk, cabinets, most file cabinets, and chairs, and the shop, which is right adjacent to the west.
The shop has its own 2 room office and restroom; is heated with two ceiling heaters and has high intensity lighting. They are going to sell the overhead heavy duty hoist along with the two electric chain hoist, five hp air compressor, and several heavy duty benches. The 12 ft x 14 overhead insulated door is only a couple years old and the 14 ft x 14 ft door will be replace with a new insulated door.
The office is all wired and has high speed internet and its own heating and cooling system from the shop, and is on rural water, but does have a common septic system.
Parcel 3 - Denhoff Pit
In addition to the office and shop, they have a 104 acre gravel pit, locate near Denhoff and right on Hwy 200. The pit has about 30 to 40 acres of gravel yet to mine at 10 to 12 feet thick. There is some screened and crushed gravel and rocks that would be sold with the pit. They are aware of a least three highway projects in the area and the bids will be let May 15.
Denhoff Pit, 104.2 acres
· Pit on Hwy 200 and only 1.5 miles from Hwy 14
· Approximately 30 to 40 acres unmined gravel
· Stockpiles of gravel, crushed gravel, and rocks will sell with the property
· Land includes some land that was in CRP and remains in grass
· Adjacent to ND DOT pit
· Concrete and metal culverts sell with the pit
· Several highway projects in the area this summer
Parcel 4 - Eddy County Pit
The other pit that they own is a 40 acre rock pit just south of Sheyenne, ND and three miles east of 281. There was a tremendous amount of riprap taken out of the land adjoining theirs, and some from this 40, for the Devils Lake road projects, and the lake is projected to rise to 1450.5 this year, 1 ft above previous.
Eddy County Pit, 40 acres
· Only 2 miles from Hwy 281 and near Devils Lake
· Adjacent land and this pit has been major source for Riprap for Devils Lake roads
· Includes stockpiles of “special graduation rock” used for Riprap
· Includes stockpiles of “DOT Standard rock” used for riprap
· Includes 22 acres of cropland
