TRACTS 1,2,3,4,5 and 6 the Jonesburg Farm, are located in Township 48N, Range 4W, Sections 25 and 36 in Montgomery County Missouri.
Directions to these tracts: From Jonesburg, MO take Highway E north 2 1/2 miles to the Kaiser property on both sides of the highway. Address 165 Highway E, Jonesburg, MO 63351
The Kaiser auction consists of a total of 351 acres to be offered in 8 tracts ranging from 5 acres with Richard and Muriels Homestead to 111 acres.
TRACT 1: Consists of 5 acres, located at 165 Highway E, Jonesburg, MO 63351. It contains the Kaiser home, machine shed/ shop, pole frame building, deep well and septic system, it has frontage and direct access off Highway E. The home was built in 1964 and has had structural upgrades over the years. It has been continually occupied until recently.
The home is a 2451 sq. ft. ranch style, single story structure, with full concrete basement and an attached two car large 26 x 28 garage with electric door opener. The garage adjoins a large 12 x 22 office area with two outside entrances.
The home has an attractive kitchen upgraded in 2005 with built-in appliances, Formica counter tops with roll fronts and 4 back splash and custom cherry cabinets built with wood Kaisers harvested from their property. There is a pass-through opening into the dining area. TRACT 2: Consists of 35.83 acres, it has frontage and access off Highway E, which runs all along the east side. This tract is primarily open and according to the Montgomery County FSA Office has 20.72 tillable acres and is currently being used for permanent pasture and hay production, the balance is in a wooden draw that runs down the west side, a pond, and barn lot. Improvements on this tract include cattle tight boundary and cross fences, a rib-stone silo with covered feed bunk and wooden frame barn with tin covered roof and sides and a drive-in hay loft.
NOTE on TRACTS 3 and 4: According to the Montgomery County FSA Office there is 68.08 tillable acres with 35.98 acres being farmed and 32.10 acres in CRP between Tracts 3 and 4.
TRACT 3: Consists of 41.55 acres with frontage and access off of Garrett Road which runs all along the west side it is currently being used for crop production.
TRACT 4: Consists of 41.80 acres with tillable acreage and a patch of woods in the southeast corner and a fenced pasture in the northwest corner. Tract 4 has frontage and access off Garrett Road and Hickory Wood Road that runs down the north side.
NOTE on TRACTS 5 and 6: According to the Montgomery County FSA Office there is 72.25 tillable acres with 58.25 acres being farmed and 14 acres in CRP between Tracts 5 and 6.
TRACT 5: Consists of 40.97 acres that is virtually all open and currently being used for crop production. It has frontage and access off Highway E that runs down the west side.
TRACT 6: Consists of 41.14 acres that is basically all open and currently being used for crop production. This tract contains the Old Kaiser Homestead support buildings that includes a 32 x 62, a 30 x 50 , a 25 x 34 and a 16 x 22 building and 30,000 bushels of functional grain bin storage. The grain bins and machine sheds on Tract 6 are leased out until Feb. 28, 2023 to current crop tenant.
Tracts 1,2,3,4,5 and 6, the Jonesburg Farm has a crop tenant in place for the 2022 farming season. The seller will retain the first (1/2) payment of the cash rent and the second (1/2) payment will go to the new buyer(s) based on a rate of $150 per FSA tillable acres. There is a one-year tenancy only.
There are 46.10 acres in CRP on Tracts 3, 4 and 6, the new buyer(s) will all receive the fall annual payment in October of 2022 based on FSA acreage. . The annual payment is $3,948 or $85.64 per acre. The CRP contract runs out in 2022.
DIRECTIONS to TRACTS 7 and 8, The Bellflower Farm: From Bellflower, MO take Highway E north 1 1/2 miles to Highway DD, turn right and go east 3 miles to Broz Road (MCR #112) , turn right to Tract 7 on the right and 8 on the left.
NOTE: There is a private residence in the corner of Highway DD and Broz Road on Tract 7, it is owned by a separate individual and is not apart of the Kaiser auction.
Tracts 7 and 8 consist of a total of 147+/- acres and are in Township 49N, Range 3W, Section 7 and 12 in Montgomery County, MO. The Bellflower Farm have a crop tenant in place for the 2022 farming season, on a one-year agreement. The seller will retain the first (1/2) payment on the cash rent and the second (1/2) payment of the 2022 cash rent will go to the new buyer(s). The 2022 cash rent is based on $150.00 per FSA tillable acres.
TRACT 7: Consists of 39.55 acres and according to the Montgomery County FSA Office has 38.89 acres tillable. This tract has frontage along the north side on Highway DD and along the east side on Broz Road. It is virtually all tillable and currently in crop production.
TRACT 8: This is the largest of the 8 tracts and consist of 111.25 acres and according to the Montgomery County FSA Office has 96.61 acres tillable. This tract is primarily all tillable and currently in crop production with the exception of a barn, pond and several wooded draws in the north west corner.
The Kaiser property represents the best of all worlds, it has an attractive and comfortable home, some functional outbuildings and grain bins, lots of high-quality tillable acres and some hunting.
