DESCRIPTION: This 166± acre tract is located between Mapleton and Florence on the north side of Highway 36 and the Siuslaw River. It is within an hour of log markets in Eugene/Springfield and Coos Bay. There is an estimated 2,686 MBF of primarily 45± to 55± year old Douglas fir, red cedar, western hemlock, and red alder. (See Supplemental Information Package for detail inventory.) The topography is a mix of moderate to steep. Olson Creek divides the tract, with 60% of the property to the east and 40% to the west of the drainage. The Douglas fir site index is estimated at mid to high Site Class II.
A power transmission line crosses the property. There is physical access to the west from lands owned by Davidson Industries, which has indicated willingness to provide an easement to a new owner for forestry purposes. There is also access to the northern portion of the property from Siuslaw National Forest Service Road 2610 that connects to Highway 36 three miles east of the property. Options for logging road construction prepared by Stuntzner Engineering and Forestry are outlined in the Supplemental Information Package. An old access road crosses under the railroad that runs along the property and Highway 36.
