The property being offered for sale includes 1,240.2+/- total acres of pasture, 438.1+/- acres of dryland at auction. The majority of the now dryland was previously pivot irrigated and the irrigation equipment is also being offered for sale at the land auction. The property is located 17 miles SE of Wray, CO in Yuma County. Possession of pasture will be upon closing. Possession of the dryland is after the 2018 harvest and the Buyer(s) to receive a portion of the cash rent. Livestock water for the pastures are provided by submersible well via a pipeline to 3 tanks. Seller to convey owned mineral rights to Buyer(s).
