Location: The Donaldson East Tract is located two (2) miles north of Donaldson and seven (7) miles southwest of Malvern. Tract is described as that Part of N lying east of center line of powerline right-of-way, Section 26, Township 5 South, Range 18 West, containing 170.6 acres, more or less, Hot Spring County, Arkansas (see attached maps).
Tract Description: Access is woods roads through adjacent landowners from former IPCO gravel road. Timber consists of native pine and hardwood sawtimber of good quality. Site index for loblolly pine averages ninety (90) feet (base age 50) on Gurdon and Amy silt loams. Tract offers potential for immediate timber harvesting and excellent hunting opportunities.
Merchantable Timber: Kingwood Forestry conducted an inventory of merchantable timber (one plot per two acres with cruise lines running east and west) in July, 2016. Based on the inventory of approximately 159 timbered acres, estimated tree counts and timber volumes are as follows:
Pine Sawtimber: 2,281 Trees; 757,684 BF; 4,827 Tons
Pine CNS: 230 Trees; 9,084 BF; 99 Tons
Oak Sawtimber: 1,383 Trees; 205,245 BF; 1,498 Tons
Gum & Misc. Sawtimber: 868 Trees; 118,802 BF; 931 Tons
Pine Pulpwood: 1,834 Trees; 440 Tons
Hardwood Pulpwood: 8,779 Trees; 2,881 Tons
Due to variations in cruising methods, utilization standards and scaling practices, tree counts and volume estimates cannot be guaranteed. Volume reports in Tons and Board Feet are included. Based on our estimates, Pine sawtimber averages 18.7 dbh and 332 BF/tree; Oak sawtimber averages 18.3 dbh and 148 BF/tree.
Method of Sale: The tract will be sold on the basis of lump sum sealed bids. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, July 14, 2017. Mailed offers should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with Donaldson East Land Sale" clearly marked in the lower left corner of the envelope to protect security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Completed offer forms may also be delivered by fax to 870 246 3341 or e-mailed. All faxed / e-mailed offers will be immediately acknowledged. Please await confirmation that your faxed / e-mailed offer has been received. No verbal telephone offers will be accepted.
