We just walked this 18 acre parcel located in the eastern portion of Hickman County (Lyles community). This property has not had timber cut in many decades! Even though the size (18 acres) is not considered a major "timber tract", there are plenty of mature hardwoods on this property. The property is secluded and private and surrounded by other similar large timber tracts. This would be an ideal location for a get-away cabin or "Tiny Home" / Barndominium. Electricity and public water are not on this parcel, but located nearby on the easement road.
To access this property, there is a public easement road leaving Oak Hill Road (shown on map) to the top of a hill. From that point, the 50' deeded easement continues to a cul-de-sac (shown on map) from which the subject parcel of 18 acres has frontage. At this time, this property is accessible by FOOT (walking) only for the last 300-400'. We drove our UTV to the top of the hill and walked the balance of the easement to the cul-de-sac and onto the property.
Deer signs everywhere! This season's rubs and scrapes at many locations on the 18 acre subject property! This is a deer country.
