The Doug Branch Tract is located less than 2 miles west of Felsenthal National Wildlife Refuge and south of Highway 82 in Union County, Arkansas. Doug Branch Road offers great access to the tract, and local utilities enhance opportunity for a residence or hunting camp location.

Felsenthal National Wildlife Refuge is a 65,000 acres public hunting area well known for deer and duck hunting. Felsenthal NWR has the world’s largest green-tree reservoir which reaches near 36,000 acres during the winter flooding. At low water levels, Felsenthal has about 15,000 acre of open water, offering good fishing opportunities as well.

The timber stand on the Doug Branch Tract consists of about 17 acres of well stocked 2008 pine plantation and about 1 acre of merchantable pine sawtimber and hardwood timber. The plantation area was clear-cut in the summer of 2007 and site prep sprayed with One-Step and Oust in September of 2007. The site was planted in February 2008 with International Paper 2nd Generation Elite Seedlings on an 8 x 8 foot spacing. The stand is well established and offers good long term investment potential.

The topography of the tract is gently rolling with Warnock-Smithdale, Sawyer and Sacul soils reporting an excellent site index for Loblolly Pine of 90 feet (Base Age 50) based on NCSS Web Soil Survey.
