Description

This 187 +/- acres property is suited to be preserved as agricultural/foresty land and could easily be utilized as a "horse property", hunting property, timber managed property, recreational property or developed into beautiful residential properties. There are currently no deeded restrictions on use or development.

The three mostly wooded parcels abut and have an irregular shape, extending approximately 3,700 ft., east to west, and about 3,600 ft., north to south. Overall, there is road frontage of 3,815 ft., per the Assessor.

Parcel 273-26 (Tax Map 273, Lot 27) extends along Fowler Road and is largest at 147.4 acres with frontage of 2,555 ft. in

three sections separated by residences of others. Lot 28, a 30.66 acre parcel, is on the southwest side of Lot 27. Lot 26 with 8.2 acres and 1,260 ft. of frontage is at the east end, at the intersection of Fowler and Waterman Roads contains an open field of about 3 acres.

The propertys high point with an elevation of 515 ft. is at the Fowler Road frontage, at a 100 ft. wide strip between abutting 43 and 53 Fowler Road which extends 350 to 485 ft. from the road. The land slopes down to Waterman Brook on the east and Gillette Brook on the west. The brooks flow south toward the Yantic River from the Fowler Road frontage. The property is mostly gently sloping, rising from the brooks. Two areas of steeply sloping soils are located at the rear, east of Waterman Brook and its associated wetlands. Wetland soils make up 14% of the property while steeply sloping soils make up 7%. While the property is unimproved, it contains an old road, passable only by foot or 4-wheeldrive vehicle, extending southwest from the high point which is bounded by stone walls. The property also contains a small cemetery along this road, about 200 ft. from the

frontage on Fowler Road. The woods road was used for the harvest of timber, last in about 2018-2019. Heavy squared timbers were placed on the ground to support harvesting machinery and the removal of timber. Additional woods roads were constructed in this manner off Waterman Road and further west off Fowler Road. The property is used for hunting by family and companions. No distant views are afforded at the property due

to the gently sloping topography and tree cover.

The property is entirely within Flood Zone X, an area of minimal flood hazard, also identified as being outside the 0.2% annual chance floodplain (formerly known as the 500-year floodplain), per FEMA Flood Maps 09011C0178G and 09011C0179G, both effective on July

18, 2011. The property is not in a Special Flood Hazard Area.

The property is entirely located within the RA or Rural Agricultural Residence zoning district per the Town of Lebanon Zoning Regulations, last amended April 10, 2022. Conservation Subdivision Development is encouraged which provides for smaller lots than those normally required in order to conserve natural, agricultural, scenic and historic resources; to permanently preserve open spaces for active or passive recreational use; to enhance the value to the public of neighboring parks, forests, wildlife preserves or other open spaces; to reduce infrastructure costs and impervious surfaces; and, to promote development compatible with surrounding areas that is in harmony with the natural site features, while at

the same time maintaining the density limitation of the zoning district.
