Location: The ranch is located between Post and Snyder, due south of Lake Alan Henry.

Acres: 1,920 acres, more or less

Terrain: The terrain ranges from level mesquite flats to rolling cedar breaks. Productive bottom country is found throughout the property. Rocky hills and outcrops are common as well. Vegetation is in great condition, and the ranch shows no sign to have ever been overgrazed. Native grasses have created a tremendous turf over much of the property.

Water: The ranch is well watered by wells, several ponds and creeks. Subsurface water is available. Rocky Creek, which is a major creek that runs to Lake Alan Henry, will occasionally back water up into the ranch.

Improvements: There are no structural improvements on the property. Fences are in near new condition, being five wire construction with t-posts and pipe corners and gates. There is an excellent network of ranch roads and oil field roads through the ranch, and roads are generally in excellent condition.

Access: Access is provided by frontage on State Highway 84 and graded county roads.

Hunting/Recreation: This is excellent habitat for mule deer, whitetail and feral hogs. Bobwhite and blue quail are also common.
