Three adjoining flat, choice sections currently being dryland farmed. This property is located east of Hereford, Texas approximately 13 miles with good county maintained roads along the west and south sides of the south section.

This is the second year for winter wheat after the property expired from the Conservation Reserve Program in 2009. The CRP grass has been sprayed with Roundup on all three sections and wheat drilled.

There is a good stock well located on the furthest north section equipped with an 1.5 HP submersible electric motor, pump and control panel, a windmill on the middle section and a domestic well equipped with a 1 HP submersible electric motor, pump and control panel on the south section supplying water to the wood frame stucco house, stock tank, pipe-rail cattle pens and various other out-buildings.

Fencing around the perimeter of the north and middle sections is primarily cedar post with five strand barbed wire. Fencing around the perimeter of the south section is primarily steel and periodic cedar post with five strand barbed wire.

This property would make a great dryland cotton farm and/or a wheat/cattle operation.
