Riverbend is a vacation spot in the Rocky Mountain region offering cabin rentals, campsites, RV hookups, mobile home sites and the main grocery store. This historical resort is the only resort available that sits along the north edge of the Big Thompson River.

The History of Riverbend began in 1905 when the main building was built. It was still several years before the road was complete making this the main route connecting Chicago, Illinois to Granby, Colorado known as U.S. Hwy 34.

Today Hwy 34 remains one of the most scenic routes to Estes Park and the gateway to Rocky Mountain National Park. Thousands of people visit this area every year along with the many local residents that rely on Riverbend as their anchor point. Riverbend sits half way between Loveland and Estes Park and continues to be the only grocery store in the canyon.

Description of Improvements:

Main Residence and Grocery store – Built in 1905, 2252 sq ft, 1 ½ story home, 3 bedrooms, 2 baths with the front portion presently used as a grocery store. There are two additional ½ baths with exterior entrances located on the rear of the building. The property had been operated as a café in the past.

Four rental cabins – Three, single bedroom cabins; 14’ x 26’ and One studio; 14’ x 18’. Full time rentals (month to month). Rents include utilities.

Six permanent mobile home sites – separate electric meters, owners have their own propane tanks.

4 RV sites with electric, water and sewer hook ups. Approximately 20 campsite capacity.

Land:

The Riverbend Cabins and Campground sit on 2.5 acres on the north side of the river. There is an additional 9 acres on the south side of the river bordering by Roosevelt National Forest. Access is ½ mile east of the store across a bridge. The 9 acres is a northwest sloping hillside with open meadow, evergreen and aspen trees, snow capped views and a seasonal spring.

Water :

Big Thompson River crosses through the property running from the west edge to the east. There is 800’ of river frontage on the north and south sides. There are two shares of Water Association of the Rockies, Inc. shareholder stock. 1 share = 73,000 gl. / yr. Shares shall be transferred with the sale of the property. Residence and cabins are served by a well – permit number 88605-A drilled in 1977.
