Tract 1 is 723 acres north of Hwy 60 two miles on CR 27. This 723 acre tract has 8 years remaining on a Conservation Reserve Program contract which pays $30,005.00 annually on 697.8 contract acres ($43.00 per acre rate). This farm was previously irrigated by pivot, has several wells and should have extensive underground pipeline. These items would provide significant depreciation.

Tract 2 is approximately 909 acres. This tract has a combination of CRP and native grass on the north side of US 60 (more than 3,200 feet of highway frontage) with fair to good barbed wire fencing around the perimeter. Tract 3 is a dryland farm containing 475 acres more or less of excellent Pullman A soil. It bounds US 60 on the south and is in a triangle shape. There are several unused irrigation wells on the farm.
