Possession: Will be given upon payment in full of the purchase price and transfer of title, subject to the CRP Contract and the Hunting and Agricultural leases.

CRP information: The annual CRP contract payment is approximately $4,459.00 or $37.92 per acre with 1 final payment in 2008.

CRP Payment: The Buyer will receive the September 2008 CRP Payment.

Taxes: The 2007 taxes were approximately $421.30. The 2008 taxes will be prorated to the day of closing.

Terms: 10% of the purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of merchantable title.
