Location: The ranch is located north of Colorado City, Texas.

Terrain: The terrain of the ranch is mostly open and rolling, sloping to the Colorado River to the south of the ranch. The predominant cover is shinnery and mesquite, creating an ideal habitat for bobwhite quail. The owners have shredded several nice wide lanes throughout the ranch to provide access to different areas for hunting and promote grass and weed growth through the disturbance of these soils.

Access: Access to the ranch is by paved highway frontage.

Improvements: The ranch is improved by a newer construction metal barn with concrete floor and a nice overhang shed for equipment. A nearby water well is piped to the barn and this water provides a place for cleaning game in the installed cleaning sink.
