LOCATION:
The ranch sits west of Mount Pleasant with frontage on SW 12th Street, less than 15 minutes from both Mount Pleasant and Mount Vernon. The area is known for fertile soils, ample rainfall, and close access to major East Texas lakes including Monticello, Welsh, Bob Sandlin, Cypress, and Lake Fork. I-30 is about ten minutes away with routes toward Dallas and Texarkana.
LAND & WATER:
Open pasture covers most of the ranch, supported by sandy-loam soils and rainfall that often exceeds 50 inches a year. Owners have historically produced around 1,000 round bales annually and run up to 100 head of cattle. Hardwood timber trims portions of the property, adding cover and shade. Water includes four ponds from roughly half an acre to about five acres, plus four water wells, one currently active.
IMPROVEMENTS:
The 3,800 sq/ft two-story main house, built in 2008, includes 4BR/3BA and a half bath with an outdoor kitchen, pool, fireplace, landscaped yard, and great ranch views. A 2,000 sq/ft guest house adds 3BR/2BA for overflow lodging or rental income. Additional improvements include:
Lighted roping arena
Horse barn with three stalls
Approx. 3,600 sq/ft hay barn
Cross-fencing for pasture rotation
Rural water, single-phase electricity, and Spectrum internet
WILDLIFE & RECREATION:
Whitetail, hogs, and small game frequent the ranch. Timber pockets, ponds, and open pasture create space for casual hunting, ATV riding, and horses. The proximity to several lakes adds fishing and boating options.
REMARKS:
Longhorn Ranch stands out as a true East Texas country estate with production value and quality living spaces. Improved pastures, strong hay output, and custom structures make it ideal for ranching. The access, scenery, and infrastructure set it apart in Titus County.
