Land Features: The ranch is gentle at the front and rugged at the back. The eastern portion (+18%) along State Highway 55 is with live oaks and mesquites with various underbrush climbing in elevation to the west into the Whitecotton Peaks. The Whitecotton Peaks offer 20 mile panoramic vistas and a good backdrop for the gentle land in the front along the highway. The central and western quadrants are hilly country (+82%). Long Hollow bisects the ranch in the central quadrant and Rough Hollow in the west. The country ranges from fairly level terrain along the hollows and other drainages to high hills with limestone outcrops and slick rock bluffs. There are several deep canyons. The central and western areas of the ranch have a mixed cover of live oak, shin oak and cedar. There are some pinion pines in the higher elevations. Other brush varieties include mountain laurel, algerita, sotol yucca and various others. The overall tree cover on the ranch is good.

Soils: The soils include sandy and clay loam in the level areas along State Highway 55 and Tarrant Bracket Real in the more rugged areas. The soils are conducive for wildlife.

Water: There is one electric water well located at the modular house equipped with an electric pump and pressure tank plus two windmills equipped with concrete water troughs. There are one or two small stock tanks plus a header tank with a concrete dam. The ranch is in the Edwards Underground Aquifer District with a portion in the Recharge Zone. Ground water is available for domestic purposes.

Wildlife: This ranch is in a good hunting area. Available game include white-tail deer, turkeys, wild hogs, javelinas, dove and quail. Occasional exotic game observed on the ranch include Axis Deer, Aoudad, and Sika Deer. Northern Uvalde County occasionally has Anthrax impacting wildlife populations. To our knowledge, there has been no Anthrax outbreak on the ranch in the past several years.

Fencing: The ranch has mostly standard height net wire fences except along the west side which is high fenced. The fences along State Highway 55 are new. A portion the south side property line adjoining other family land is not fenced. There are two sets of wood frame and mesh wire corrals with one positioned at each of the two windmills.

Improvements: The ranch is improved with a single-wide modular house enclosed by a small game fenced trap. The area is accessed by an electric gate.

Minerals: Subject to outstanding mineral and royalty interests, Seller will convey 25% of Seller's interest in 1,107.0565 acres, and Buyer will receive 25% of Seller's interest in 1,107.0565 acres, in the oil, gas and other minerals. There is no production. The mineral estate is open and not under lease.

Easements/Encumbrances: Electricity provided by Medina Electric Coop, Inc. Telephone is provided by Southwest Texas Telephone Company out of Rock Springs. The ranch is bisected by an electric transmission line.

Leases: The ranch will convey free of any long term surface leases.

Taxes: The ranch qualifies for ag use exemption. Uvalde I.S.D. The 2007 Ad Valorem taxes are $3,697 or $1.59 per acre.
