LEGAL DESCRIPTION: SE 3-5-9 & W SW 2-5-9 Jewell Co. Kansas
General Description: The farm is located on F road 2 miles East of 128 Highway, South of Ionia, Kansas. The farm has 233.91 farmland acres with 177.63 acres of cropland and 56.28 acres of grass. Bases are 102.50 wheat, 9.90 corn & 39.70 grain sorghum for a total of 152.10 base acres. Conservation system is being actively applied.
Possession: Possession of land planted to wheat will be after 2014 wheat harvest. Purchaser will receive 1/3 crop rent share of 2014 wheat crop. Purchaser will pay 1/3 of fertilizer on 2014 wheat. Possession of open ground and grass will be upon Jan. 1, 2014. Seller pays 2013 taxes, purchaser pays all of 2014 taxes. 2012 taxes were $1,794.04.
Terms: 10% of purchase price as down payment day of auction, the balance will be due upon closing on or before November 1, 2013. Title insurance will be used, the cost will be split 50/50 between seller & purchaser. Escrow fees will be split 50/50 between seller & purchaser. Weltmer Phillips will act as escrow agent.
