The tract is located four (4) miles east of Malvern. Access is frontage on Gifford Tram Road. Timber consists of 189 acres of merchantable pine and hardwood. Balance of acreage is hardwood regeneration and marshland (great for duck hunting). Big Creek passes through tract. Site index for loblolly pine and cherrybark oak averages eighty-eight (88) feet (base age 50) on fine sandy loam soils.

Based on inventory of merchantable timber on 189 acres (one plot / acre with twelve cruise lines running north-south) conducted by Kingwood Forestry in September, 2019, timber volume estimates are as follows:

Pine Sawtimber: 810 Tons

Pine CNS: 3,678 Tons

Pine Pulpwood: 3,634 Tons

Oak Sawtimber: 1,204 Tons

Gum & Misc. Sawtimber: 219 Tons
