Tract 1: The NE 20-2-2, Mill Creek Township, Washington County, Kansas
This farm, 160 acres, more or less, consists of approximately 125 acres cropland with the balance of the farm being waterways, creek & timber, and old farmstead. About 90 acres of the cropland is bottom land, nearly all Muir, Class I soils, with some Hobbs, Class IIw soils. The upland cropland is productive, terraced Longford, Class IIIe soils. The land is in wheat, soybeans, and corn this year. The farmstead area consists of an older home, garage, granary, machine shed, and barn. The 2015 taxes were $2,672.24.
Tract 2: The E SW 35-1-2, Lowe Township, Washington County, Kansas
This farm, 80 acres, more or less, consists of approximately 21 acres upland cropland, with the balance being warm and cool season grass pasture. Nearly all of the farm, including the grass land, is Crete, Class IIe and IIIe gently sloping and moderately sloping land. There is a well located pond. The cropland was in wheat this year. The 2015 taxes were $481.33.

The Buyer will receive the landlords 40% share of the corn and soybeans and will reimburse the Seller for the landlords 40% share of the fall crop expenses. No wheat will be planted this fall.
