Location: The ranch is located east of Dickens, Texas.

Terrain: The topography on the ranch is considered to be gently sloping over much of the ranch with the eastern portions of the property sloping and draining to Turkey Roost Creek. This nice creek has several springs and holes of water. Two pastures are cleared of brush and seeded to improved grasses, offering excellent livestock grazing and quail hunting.
