The ranch is located southwest of Kosse, Texas. The tract is rectangular in shape with 2,201 feet of County Road 367 frontage and 4,749 feet to Polecat Creek which is the Southern boundary. It is mostly wooded with Hardwoods, Mesquite and Cedar. There are some open areas with one good field of Coastal Bermuda. There are two large deer stands and a bow hunting stand that will convey with the property. Near the middle of the tract, a smaller creek transverses across the property.
