TRACT 1: 214 acres in 8-2-4, Charleston Township, Washington County, Kansas

This farm, 214 acres, more or less, consists of approximately 95 acres bottom land cropland, 30 acres upland cropland, 54 acres good native grass pasture, with the balance of the farm being waterways, timber & creek. The creek bottom land is about 2/3 Muir silt loam and 1/3 Hobbs silt loam. The upland soils are Morrill loam and Crete silty clay loam. There is an old farmstead with a few farm buildings. The 27 acres north of the diversion terrace is planted to wheat.

The 2011 taxes were $1,509.80. The FSA bases are 35 acres wheat, 5 acres corn, 60 acres milo and 22 acres soybeans.

TRACT 2: The SE NE 7-2-4, Charleston Township, Washington County, KS

This farm, 40 acres, more or less, consists of approximately 27 acres upland cropland with the

balance being native grass hay meadow and waterways, with a little timber in the northwest corner. The cropland soils are Crete silty clay loam and Morrill loam.

The 2011 taxes were $275.08. The FSA bases are 8 acres wheat, 2 acres corn, 13 acres milo and

5 acres soybeans.

These farms are well located 3 miles north of Washington to 20th Road, then 2 miles east to Sunflower Road, then 2 miles north.

This land has been well farmed and cared for. The soil conservation practices have been in place for many years.

Terms: Ten percent down, the balance due in 30 days. Possession will be given on March 1, 2013, except on the land planted to wheat, the possession will be given after the 2013 wheat harvest. The Buyer will receive the landlords 2/5 share of the wheat crop and pay the landlords 2/5 share of the wheat crop expenses.
